(umm thats a joke ... ) Oookaaay ... [uncomfortable silent pause] ... right then ... umm there are a few prerequisites before you read on ...

• You must be a couple or Female.
• You should have a reliable source of income.
• You should not smoke.
• You should lead a quite lifestyle at home.
• and most of all, you will not be a backpacker!
• A perfect study environment for students or quiet chilled peoples.

Ok checked all those, now read all this. There will be a test at the end LOL. Ok so let me tell you a bit about our place. It is a 4 bedroom two story Italian home. We are in a quite location on the New Farm side of Fortitude Valley. Just up from the QA hotel. Close to all transport including the new city cycle. 20 min walk to the city centre. Only 4 blocks from Fortitude Valley railway station.

This is not a party place and we don't smoke. Unlike other share homes, there is nothing more to pay. Your rent covers all services. WiFi Broadband internet, full Foxtel, power and water are all included. Our terms are that you keep just two weeks rent in advance and pay two weeks rent deposit for bond.

In the past eleven years living here we have developed a preference for females, finding them cleaner, more respectful and house proud. We have only four at the most sharing our home at any one time. There are three bathrooms, upstairs main, ensuite and downstairs. These all have showers while the main bathroom also has a large bath. If you thought the seventies were pretty cool then you will love the kitchen. It is bright orange! Everythine you would find in a normal kitchen is there. Two fridges, oven stove, insinkerator and plenty of cupboard space. All you need to do is stock up and keep yourself fed. BTW there is also a BBQ on the front balcony for those hot aussie sunday afternoons.

The lounge space is pretty big, with surround sound DVD FOXTEL. There is a slower spare computer to check emails. A pool table and chess if you get really bored. Oh and if you get really desperate there is a pile of fiction books and national geographics to lose yourself in. If you like the outdoors, theres lots of places to hide. Watch the world go by out on the front balcony, chill out the back on the upstairs balcony, or in the private courtyard under. Then theres the lawn, ok grass, in the backyard, complete with one lone golf hole for hours of fun and joy.

While all the bedrooms are carpeted, the shared spaces are tiled. So if you wear heels you should take them off at the door. That goes for the girls too. It preserves the old italian clay tiles and wakes the cat alseep downstairs. :-)

I am Steve. I have lived here for over 12 years. initially with my family and now with just my house trained inside cat, Augustine. I let out the spare rooms to people that I consider will be compatible with one another. I dont give a rats bum about age. Its all about personalities.

UPSTAIRS RIGHT - AVAILABLE [Single only - $180]
This is our sare room. However will let it if a singles is required. Otherwise read below for info about UPSTAIRS LEFT. This room has bed, fan, large built in robe, carpeted, desk, full length mirror and windows facing the south. You will share bathroom with the other bedroom upstairs left.

UPSTAIRS LEFT - NOT AVAILABLE
Room has queen size bed, fan, large built in robe, carpeted, desk, full length mirror, windows out to the north. You are the other to share the main bathroom.

ENSUITE - AVAILABLE [$200 or $250 for couple]
This room has the third bathroom and shower attached. A queen size bed, fan, massive built in robes and draws, carpeted, desk, full length mirror, airconditiing and windows out to the north and glass balcony doors to the east.

DOWNSTAIRS - AVAILABLE [$220 or $260 for couple]
This room has queen bed, fan, couch, dresser, large desk, full legth mirror and windows out to both the north and east. This room is furnished with stereo and its own TV with foxtel. Has its own breakfast bar and fridge. Downstairs toilet and bathroom opposite. It looks out to the garden and private under cover courtyard. The quietest room in the house.

Because we are so close to the Valley we chose to party there and come home to relax. A stress free, quiet environment.

It does not matter what you do, waitress, lawyer, dancer, cashier or whatever, all we ask is respect for one another.

I will preference people that are looking for a place to call their own for the longer term. Say 3 months to a year or longer is awesome.
